Given its access to capital, Orange Properties can close transactions with no financing contingency. Investments generally adhere to the following criteria:

  • Single Family Rehab / Additions
  • Single Family & Condominium New Construction
  • Mixed-Use
  • Office
  • Retail

Property Condition:

  • Properties that require some rehabilitation and/or more active management
  • Currently distressed (either partially occupied or fully vacant)

Desired Locations:

  • Midwest United States
  • Greater Chicago, IL Area and Surrounding Suburbs
  • Champaign/Urbana, IL
  • Milwaukee, WI
  • Other College Campus Communities with Student Housing

Investment Target:

  • Under $10M in total acquisition cost
  • Multi-Family/Office/Retail: Holding period 3+ years
  • Single Family Rehab / New Construction: Holding Period 3-12 Month Flips

Other opportunities will be considered, however, Orange Properties’ primary focus is on “after stabilization cash flow” and each project is approached with a long-term hold philosophy. Brokers are welcomed.
